Project Overview:

AMA Architects, P.C. has been engaged to prepare repair and restoration drawings for the landmark building located at 12 5th Avenue in New York City. This historic structure, noted for its architectural significance, requires a comprehensive repair and restoration effort to ensure continued compliance with New York City’s Façade Inspection and Safety Program (FISP). The scope of work addresses both structural and aesthetic concerns, ensuring that the building maintains its historical integrity while meeting current safety and performance standards.

Scope of Work:

  • Façade Inspection and Safety Program (FISP) Compliance: AMA Architects will prepare repair and restoration documents to address identified deficiencies and ensure full compliance with Local Law 11. This includes an initial comprehensive assessment of the building envelope, focusing on deteriorating elements, water infiltration issues, and necessary safety measures.
  • Masonry Restoration: The project will involve the repair and repointing of masonry elements, paying careful attention to match the historic character of the building's exterior. Brickwork, stonework, and terracotta elements will be restored using materials and techniques that align with the original construction.
  • Window Restoration: Window repairs will be conducted to address deterioration, with efforts to restore or replace windows as required to meet both modern performance standards and historical guidelines.
  • Waterproofing and Sealant Replacement: To address water ingress and extend the lifespan of the building's façade, the project will include the removal of aged or failing sealants and the application of new waterproofing systems that ensure durability and protection.
  • Special Inspections: AMA Architects will conduct ongoing inspections throughout the project to verify compliance with NYC Energy Code and to ensure that all repairs align with the approved restoration and repair plans.
  • Final Sign-Off: At the conclusion of the restoration, a final inspection will be conducted to confirm the completion of all required repairs, and necessary documents will be filed to obtain regulatory sign-offs, including the TR6 report.
