AMA Architects PC was engaged by ASH NYC to provide architectural services for a comprehensive exterior wall flashing and sealant repair at 336 Himrod Street, a five-story multi-family residential building in Brooklyn. The building, constructed in 2017, experienced extensive water ingress due to faulty installations, necessitating thorough repairs to its exterior.

 

Scope of Work:

  1. Preliminary Assessment: The team conducted a review of existing documentation, previous assessment reports, and photographs to evaluate the extent of water infiltration issues.
  2. Design and Documentation: AMA Architects prepared comprehensive construction documents outlining the removal and reinstallation of windows, doors, and PTAC sleeves. The design incorporated proper flashing and waterproofing techniques, adhering to industry best practices and local building codes to ensure long-term durability and weather-tightness.
  3. Bidding and Negotiation: AMA Architects facilitated pre-bid meetings and evaluated contractor bids based on cost, experience, and proposed methodologies, before negotiating final terms and establishing a project timeline.
  4. Construction Administration (CA): The team is under contract to conduct regular site visits to oversee construction activities, ensuring compliance with approved plans.
  5. Quality Assurance (QA) and Quality Control (QC): Quality control measures include mockups and water testing at various stages of the project (15%, 50%, 75%, and 100% completion).
  6. Energy Code Inspections: AMA Architects will also provide New York City Energy Code progress inspections during the project to ensure compliance with energy efficiency requirements, issuing reports as required by the Department of Buildings (DOB).
  7. Final Inspection and Closeout: Upon project completion, AMA Architects will perform a final inspection, develop a punch list to ensure deficiencies are addressed before obtaining the necessary DOB sign-offs and certificates of completion. A comprehensive closeout package, including as-built drawings and warranties, will be provided to the client.
