Green Manor Modernization Project
AMA Architects, P.C. is leading the modernization of Green Manor, a residential complex for elderly residents, ensuring alignment with CHFA standards. This extensive project includes critical upgrades for accessibility, structural integrity, energy efficiency, and long-term maintenance planning.
Scope of Work
- Accessibility Improvements: Installed ADA-compliant parking, thresholds, fixtures, and laundry facilities. Retrofitted common areas to meet ADA standards, with assessments for converting units to full accessibility.
- Structural Repairs: Addressed deteriorating balconies, steel lintels, and masonry. Phased roof replacements and gutter upgrades improved stormwater management.
- Energy Efficiency Enhancements: Integrated high-efficiency windows, heat pump water heaters, low-flow fixtures, LED lighting, and GFCI outlets to enhance energy performance and safety.
- Interior Modernization: Upgraded kitchens, bathrooms, cabinetry, appliances, and flooring to meet modern standards. Asbestos abatement ensured a safe living environment.
- Ongoing Maintenance Planning: Developed a 20-year capital needs plan addressing structural, mechanical, and landscaping systems, including scheduled maintenance activities.
