AMA Architects PC was engaged by the Harrietstown Housing Authority to undertake a comprehensive renovation project at Lake Flower Apartments. This multifaceted project encompassed several critical upgrades, including a Physical Needs Assessment (PNA), detailed plumbing assessment, and the development of plumbing upgrade plans for the property.

 

Scope of Work:

  • Physical Needs Assessment (PNA): The team conducted a thorough evaluation of the entire building, covering both residential units and community spaces. This assessment included an analysis of the structural integrity, mechanical systems, building envelope, and site conditions. The report incorporated HUD guidelines to provide a long-term capital improvement plan, ensuring the building's longevity and enhanced performance.
  • Detailed Plumbing Assessment: A focused review of the water supply, wastewater, and drainage systems was carried out to identify deficiencies and potential points of failure. The findings guided the development of plumbing upgrade specifications to ensure a robust and modernized system capable of serving the building’s needs for the next 20 years.
  • ADA-Compliance and Accessibility Upgrades: The project involved the redesign of four ADA-accessible units with new kitchen and bathroom layouts to accommodate residents with mobility impairments. Additionally, upgrades were made to the community room restroom to align with ADA standards.
  • Plumbing Upgrades and Specifications: Based on the detailed plumbing assessment, comprehensive specifications and construction plans were developed. This scope focused on modernizing the water supply, waste management systems, and improving overall functionality.
  • Ventilation System Improvements: New designs for the ventilation systems in both the individual units and laundry areas were introduced, improving indoor air quality and energy efficiency.
  • Decommissioning of Solar Thermal System: The existing solar thermal system was decommissioned due to its abandonment. Construction documents were prepared to facilitate the safe removal of associated tanks and accessories.
