St. Luke’s School Property Needs Assessment Project

AMA Architects PC was engaged by St. Luke's School to conduct a Facility Condition Assessment (FCA) at 657 Greenwich Street, New York, NY. The objective was to provide a comprehensive evaluation for capital improvement planning (CIP) purposes. This project focused on assessing the overall condition of the property to inform short- and long-term budgeting and maintenance strategies.

 

Scope of Work:

  • Building Site Improvements: Assessment of site drainage systems, signage, pavement conditions, accessibility compliance, and lighting infrastructure.
  • Building Evaluation: Detailed inspection of the building’s foundation, structural integrity, roof diaphragm, interior finishes, and the building envelope. The analysis aimed to identify potential deficiencies and prioritize maintenance activities.
  • Building Systems: Review of critical systems, including HVAC, plumbing, mechanical, electrical, and fire suppression systems, along with data and telephone services. The evaluation also covered the condition of elevators and other mechanical equipment.
  • Physical Needs Assessment (PNA) Report: A comprehensive report was provided, detailing the current state of the building and its components, the estimated remaining useful life of major systems, and a replacement cost schedule. The report outlined a 10-year Capital Improvement Plan (CIP) to support future budget planning for necessary upgrades and repairs.
  • Cost Estimation and Budgeting: The assessment process included cost estimates for both immediate repairs and long-term replacements, allowing St. Luke's School to strategically plan its capital expenditures over the next decade.
